Is Henderson water really that hard?

Yes — and it's actually a notch harder than Las Vegas proper. The City of Henderson's water quality report puts typical total hardness at 304 mg/L as CaCO3, which is 18 grains per gallon: squarely "very hard" on the USGS scale. Henderson runs its own utility (City of Henderson Utility Services), buying treated Colorado River water wholesale from the Southern Nevada Water Authority — treated at the Alfred Merritt Smith and River Mountains plants — and the city even tells softener owners to set their units between 16 and 19 grains. That's why water softeners are near-universal in Henderson garages.

How long should a water heater last in Henderson?

National ratings say 8–12 years, but in 18 gpg water an unflushed, unsoftened tank often gives up closer to 8–10. With a working softener plus an annual flush and anode check, 12+ is realistic. If your tank is original to a late-1990s or early-2000s home — very common in Sun City Anthem, Sun City MacDonald Ranch, and established Green Valley — plan the swap on your schedule instead of at 6 a.m. on the coldest morning of the year.

Is tankless worth it in the desert?

It can be — endless hot water and a 20-year design life are real. But hard water demands an annual descale, and the install needs proper gas sizing and venting. For a one- or two-person household that already has a softener, tankless math often works. For a family of five on a budget, a high-recovery tank with a softener is still the better value. Do you service water softeners?

Why are slab leaks so common in Henderson?

The trifecta: nearly every home is slab-on-grade with copper under or in the concrete; caliche and expansive desert clay move and grind against buried pipe as soil moisture swings; and 18 gpg water corrodes copper from the inside. Add irrigation overspray against foundations and monsoon runoff, and you get the Henderson slab leak recipe. Will my homeowner's insurance cover a slab leak?

My Green Valley home was built in the late 70s or 80s. Should I worry about polybutylene?

If it hasn't been repiped, yes — look. Valley homes from roughly 1978–1995 (Green Valley, Whitney Ranch, and other early tracts especially) often used gray poly pipe, which degrades from the inside and fails without warning. A two-minute look during any service visit tells you what you've got, and if it's poly, a repipe quote beats an emergency call.

PEX or copper for a repipe?

Nevada plumbing contractors are licensed by the Nevada State Contractors Board — plumbing falls under the C-1 (Plumbing and Heating) classification, and most shops hold the C-1d plumbing subclassification. Any legitimate plumber will give you their license number; verify it free at nvcontractorsboard.com. Nevada requires a licensed contractor for plumbing jobs of $1,000 or more — it's the law, and it's your protection.

Do you charge a trip fee or diagnostic fee?

Diagnostics are quoted by phone for your specific situation, and if you approve the repair, the diagnostic charge folds into the job. Flat-rate quotes before work starts — no meter running.

How fast can you get to Green Valley or Anthem?

What should I do before a rare desert freeze?
